Goose Creek Auction

 On July 9, of this year the Preble County Commissioners held a special session to complete an option to buy agreement on 30.29 acres of rural farm land in the area of St. Rt. 127 & Orphans Rd.  A series of three resolutions numbered from 361 – 363 approved the deal that if completed in two years puts the price that the Preble County Commissioners agreed to pay at $471,175.00 for the land. If the deal is not completed the County would forfeit the down payment of$47,175.00. Preble County Commissioners Chris Day, Bob Stonecash and David Wesler essentially paid $15,555 per acre. That total does not include the $250,000 grant from the Dayton Development Coalition the same three commissioners spent on two wells and developer costs earlier this year for the same property.  The grand total spent if the deal holds on those 30 acres this year alone would be $721,175.00 or $23,809 per acre and there is still no sewage. The price did include among other things a Powerpoint presentation.

The money spent was based on a perceived value that the Commissioners believe the land in the area is worth.  However, true value is not what local or regional politicians believe after years of group think Chinese fire drills have been run on half baked schemes that spend ever greater sums of local taxpayer and grant money. True value is determined in the actual market place by real bid offers for the land not by County Commissioners that have hung inflated egos on misplaced beliefs.

So just what is the true value of land at Exit 10 once speculation and political BS is not part of the equation?

On Friday, October 1, 2010 at 5:00 p.m. property at Exit 10 or Goose Creek Commerce Center as Preble County Commissioners refer to the area was auctioned off to the highest bidder. Surely after all the claims of the area being the best in the county it would attract interested parties from around the state and region.  You know the mantra; a school bus ride of politicos determined the I-70/St. Rt. 127 area to be the best in the county for development, interstate access, close to the Dayton International Airport and so on. Two pieces of land, one in the northwest quadrant and the other in the southeast quadrant were auctioned. Both pieces of land were as good as or better for development than what the commissioners bought. Here is an image of what appeared in the paper:

 

The northwest parcel was 123+ acres in size and brought $390,000 or $3,170 per acre. Here is a copy of the receipt of purchase:

The combined total cost of both tracts was $522,500 for 176 + acres or $2,968.75. The Preble County Commissioners – David Wesler, Chris Day and Bob Stonecash negotiated a price for Preble County taxpayers on 30 + acres in the same area $471,175 or $15,555. When it is the funny money known as taxpayer or grant money price is no object. The market says the Preble County Commissioners over paid by $12,587 per acre or $377,610. If a public official misappropriated $377,000 what should happen? In Preble County they run for re-election and promise more of the same.

People it is time for a change, it is your county, your tax money and you deserve better. We as a county have better areas for development and more pressing needs than the continuation of this vanity play at Goose Creek. For two terms David Wesler has hung his political hat and hundreds of thousands of your tax dollars and grant money on the farm land at Goose Creek. Accountability people, the choice is yours on November 2, if you want change vote for it, if you want more of the same then vote for that but make your own INDEPENDENT decision based on the facts.
